If I want to resell the property, how long will that take? What will it rent for, and what does section 8 pay? How difficult will it be to get a good tenant, and how long will the tenant stay? What types of properties have demand, and how large are the households I will be renting to?Market Selection
What are the property taxes, and how will they affect my cash flow? What is the median home cost and median income? What are my affordability and cash flow ratios? What is crime like in the area, what type of crime is there, and is it going up or down? What are vacancy rates, what percentage of the housing is owner occupied verses rental? Is the area growing, are there new schools? How many new homes are being built? What is the unemployment rate? Is this city growing in population, and are jobs moving to this area? What is the infrastructure like, do new roads, sewer systems and water lines allow for new growth? Is the area pro-business or is heavy unionization driving employment out of state? Are there Freeport taxes? Are there economic incentives to help bring new jobs to the area? Are there tax credits available if I choose to make certain improvements to a house? From an exit strategy standpoint, how many days on market are the houses in my price range taking to sell, how many homes am I competing with? What is the absorption rate? What percentage of the sales are foreclosures? Are there down payment assistance programs for buyers?Neighborhood Selection
What does the rental inventory look like, what does my competition look like? How much renovation will I need to put into this house to successfully compete against the other rentals in inventory? What is the average age of the homes that are available for rent? How many apartment complexes are there, and how many bedrooms and bath does their competing inventory have? What do these apartments rent for? Which school districts do people want to live in and what are the test scores? How close are jobs, and who are the main employers? What is the median income for the neighborhood? What do police incident reports tell me about the neighborhood? Are there bars on windows or security doors? How many homes are in the market in this subdivision, and what are they selling for? How many properties are coming up on the (NOD) notice of default list that may be foreclosed soon? Is the neighborhood improving or going down-hill? How is the pride of ownership?Property Selection
What is the age of the roof, and how much life is left on it? What age is the air conditioning condensing unit and furnace, and does it operate? When was the hot water heater installed? Do the electrical systems and plumbing systems work, and has any copper been stolen? Do I have updated romex wiring or is it the old knob and tube electrical systems? Is the electrical box and service updated? Are the appliances in working order, and how old are they? Is the plumbing cast iron, polybuteline or pvc? Do I have Louisiana Pacific siding, and were any other recalled products used in construction? Is there active termite infestation or previous damage, and what will the cost be to treat or repair damage? Is the home under any warranties? Is the house located in a flood plain, and has there been any previous flood damage? Have there been any previous insurance claims on the home? Does the home need any mold remediation? If the home was built prior to 1978 does it have lead based paint? If the home is in a historical area, do I have codes and restrictions that might make renovations much more expensive? How much are my repair costs going to be on this home?
